Renting a home: your rights
Your landlord keeps a right of access to the property, but cannot enter unannounced. The owner must always knock or ring the bell and wait for you to open the door. Ownership does not override your privacy as a tenant.
Repairs & maintenance
Maintenance is split between tenant and landlord. The landlord handles major maintenance and repairs. You, as the tenant, handle small and daily maintenance, so small repairs are for your account. You must give the landlord access so the work can be carried out.
If you have a problem with maintenance or a defect in social housing, contact your landlord first. If you cannot reach an agreement, you have options, such as temporarily withholding rent or applying for a rent reduction from the Rent Commission (Huurcommissie). For private-sector accommodation, you will usually need to go to court.
Ending your rental
You can leave your home earlier than expected by following a few rules. Both tenant and landlord must respect the notice period set out in the signed rental agreement. You cancel the rent in writing by registered letter and you do not have to give a reason for leaving.
Whether the tenant or the landlord ends the contract, the property must be handed back to the landlord clean and in good condition.
